These muffins are some of the best I've ever eaten. They are very moist and have a wonderful texture. Hard to eat just one. The flavor just screams Yummy!

- Topping:
- 1/2 cup firmly packed Brown Sugar
- 1/3 cup All-Purpose Flour
- 1/4 cup unsalted Butter, melted (you can use margarine)
- 1 tsp Cinnamon
- Muffin ingredients:
- 1 1/2 cups firmly packed Brown Sugar
- 2/3 cup Vegetable oil
- 1 Egg
- 1 1/2 tsp Vanilla
- 2 1/2 cups All-Purpose Flour
- 1 tsp Baking Soda
- 1/4 tsp Salt
- 1 tsp Cinnamon
- 1/4 tsp Nutmeg
- 1 tsp Baking Powder
- 1 cup Buttermilk
- 3 pealed, diced, firm tart Apples (such as Granny Smith)

- Mix toppings and set aside (if it is too liquid add a little more flour).
- In a large bowl whisk together brown sugar, oil, egg and vanilla until smooth.
- In a separate bowl, sift together flour, soda, salt, cinnamon, nutmeg and backing powder.
- Stir oil mixture into flour mixture alternately with buttermilk.
- Fold in apples, mixing just until combined.
- Spoon into greased muffin cups filling 3/4 full (Can use paper cupcake liners).
- Sprinkle topping over evenly.
- Bake at 350 degrees for 25-30 minutes or until golden brown and tops spring back.
- Makes about 16-24 depending on how full you fill your cups.
